How This Role Creates Value: The Floating Service Technician plays a key role in maintaining the functionality, safety, and appearance of multiple Kane Realty managed communities in the Triangle/Triad area. This position provides hands-on maintenance support across various properties as needed, ensuring a consistent standard of quality and care for our residents and assets. Essential duties include but are not limited to: Perform general maintenance tasks including electrical, plumbing, carpentry, masonry, and painting. Repair and maintain structures such as showers, sinks, appliances, doors/cabinets, walls, and building exteriors. Prepare vacant units for new move-ins, ensuring all standards are met. Inspect, maintain, repair, and replace HVAC systems as needed. Complete preventative maintenance activities across assigned properties. Respond to 24-hour emergency maintenance requests (on a pre-scheduled rotation). Perform grounds work such as trash pick-up, sweeping, and light landscaping. Maintain and service community pools as required. Coordinate and complete special projects as directed by the Maintenance Supervisor or Property Manager. Follow all safety and OSHA requirements. Maintain regular attendance and punctuality. What you Bring: Skills & Requirements Strong attention to detail and ability to multitask effectively. Excellent communication and interpersonal skills with residents, visitors, contractors, and team members. Ability to follow written and verbal instructions. Must have reliable transportation and a valid driver's license. Ability to work some weekends and participate in the on-call rotation. Ability to pass a pre-employment background check and drug screen upon hire. Education/Qualification High School Diploma or GED required. Previous maintenance experience in multifamily housing preferred. EPA (CFC) Certification and Certified Pool Operator (CPO) strongly preferred.
